majaslieta atbild uz vienu jautājumu: kas šī būve ir reģistrā. Mums ir 150 813 būves ar ekspluatācijas lietu uz 150 725 kadastra apzīmējumiem, 56 881 mājas lietas, 19 033 energosertifikātu ierakstu un 4 211 remontdarbu ierakstu.
Šī ir neatkarīga kopija, nevis oficiālais reģistrs. Darījumam un oficiālai izziņai izmanto BIS.

No sešām tabulām, ko Būvniecības valsts kontroles birojs publicē data.gov.lv vietnē ar CC0 1.0 licenci — publiskajā īpašumā, bez nosacījumiem. Nekas nav prasīts, pat ne avota norāde. Mēs to norādām tāpat.
⚠️ Ko mēs neņemam, un kāpēc
Reģistrā ir pilna adrese. Šī servisa lapās tās nav. No 150 813 būvēm 27 983 ir viena dzīvokļa mājas — publicēt to adreses meklējamās lapās nozīmētu izveidot mājokļu sarakstu, kādu avots meklējamā veidā nedod. Indeksētās lapas beidzas ar novadu vai pilsētu; pilna adrese parādās tikai kartītē, ko pārlūks uzzīmē no URL fragmenta. ⚠️ Ar vienu izņēmumu, ko labāk pateikt nekā noklusēt: 48 no 1 233 pārvaldniekiem ir dzīvokļu īpašnieku biedrības, kuru juridiskais nosaukums pats ir adrese (« Abavas iela 1 »). Juridiskus nosaukumus mēs nepārrakstām — tie ir Uzņēmumu reģistrā tādi, kādi ir. Tie apzīmē daudzdzīvokļu ēkas, nevis privātmājas, un tie ir 50 mājas no 16 082.
Energosertifikātu tabulā avots nosauc neatkarīgo ekspertu — 96 cilvēkus uz 19 033 dokumentiem. Tā kolonna mūsu datubāzē neienāk vispār.
Avotā ir arī dzīvokļu īpašnieku kopsapulču lēmumu saturs brīvā tekstā. Mēs šo tabulu neielasām nemaz.
Nolasāmo kolonnu sarakstu mūsu kodā pārbauda izteiksme, kas noraida visu, kas atgādina personu — ja avotā vēlāk parādīsies šāda kolonna, ievade apstāsies, nevis turpināsies klusējot.
⚠️ Ko mēs izlabojām
151 088 avota rindas nav 151 088 būves: ekspluatācijas lietu numuru ir 150 813. Mēs skaitām atšķirīgas atslēgas, nevis rindas.
Pārvaldnieka saiti. Pirmajā mēģinājumā mēs to savienojām pēc kadastra numura — un tas bija nepareizi: mājas lietā ir īpašuma numurs (11 cipari), būvē būves apzīmējums (14 cipari). Pārvaldnieks iznāca tukšs 100 % rindu, un neviena kļūda neradās. Tilts ir ekspluatācijas lietas numurs.
Juridisko formu nosaukumā saīsinājām (SIA, AS, DzĪKS), kā to raksta valoda. Pilnais nosaukums paliek datubāzē.

This site republishes public registers. Source by source: the licence it is published under, and the condition its publisher sets — read from the publisher's own terms page, on the date shown.

Second, the register records 'patvaļīga būvniecība' (unauthorised construction detected) on 676 buildings — 0.45%. That is a finding against a named address. It appears on the card for the building you searched and NOWHERE ELSE: there is no list, no filter and no sort that reconstitutes it, because the source does not make one searchable and we would be the ones creating it. That is deliberation among named private individuals about their own building; republishing it in searchable form is not something this service does, so the table never enters the database. ⚠️ The bridge between a building and its manager is the exploitation-file number, not the cadastral number: maja.kadastrs is the eleven-digit PROPERTY number while buve.kadastrs is the fourteen-digit BUILDING designation.
